Only One Boylston Sale Discloses Price Among 16 August Deed Transfers
Boylston recorded 16 property transfers with the Worcester County Registry of Deeds from July 31 through Aug. 29, but only one, the Aug. 5 sale of 12 Birchwood Drive for $496,422, disclosed a sale price. That figure marks the period's only known price point, serving as the low, high and median alike. More than two-thirds of the remaining transfers listed a bank, credit union or mortgage company as a party, a pattern consistent with financing-related recordings rather than traditional home sales. Morningdale Avenue, Stiles Road and School Street each saw two transfers. With pricing data this limited, the period's market tone cannot be characterized as active or quiet from price trends alone.
